Airbnb house rules guide: tips that prevent fights (and DMs)
House rules work when they are short, specific, and easy to find. Vague “be respectful” lines do not stop parties, parking fights, or late-night noise. This guide helps you write rules guests can follow on arrival night.
Put rules in three places (same wording)

Write rules as actions, not vibes
Weak: “Please keep noise down.”
Strong: “Quiet hours are 10:00pm–8:00am. No amplified music outdoors. Voices stay indoor-level after 10pm.”
Weak: “Park considerately.”
Strong: “Use the marked spot behind the blue gate. Street parking on Maple is permit-only after 6pm.”
Core rules most hosts need
- Quiet hours with start and end times
- Parties / events (allowed or not, max guests on site)
- Smoking / vaping indoor and outdoor
- Pets (allowed, rooms, furniture, waste)
- Parking where, how many cars, overnight rules
- Trash and recycling pickup days and bin locations
- Shoes / wet gear if floors matter
- Security cameras disclosure where required
- Checkout dishes, towels, keys, lock-up
Keep each rule to one or two lines. Guests skim. Lawyers write novels. You want compliance.
Tone tip
Lead with welcome, then rules. “Glad you are here. A few house notes so neighbors and the next guest stay happy:” feels human. All-caps threat walls feel like a motel fine print page.
Rules that reduce messages
Many “rule questions” are really missing logistics. Pair each rule with where the answer lives:
- Parking rule → photo or map in the welcome book
- Trash rule → bin location + day
- Quiet hours → also in pre-arrival expectations
- No parties → max occupancy reminder at booking

Align rules with expectations before check-in
